Home Loans
A home loan is usually the largest and often long term financial transaction that most individuals will make during their lifetime.
We find home loans for your specific situation and can also provide 'Property Sales History' to assist you with determining how much you should be paying for a property and/or negotiating with the real estate agent.
We save you time by doing all the hard work for you. Our service is free and we are fully trained and accredited.
Home loans come in different types and with different interest rate options.
With the constant changes in lending criteria and interest rates we will work out which provider is best for you based on your needs. We compare rates, fees and charges to ensure you get the best home loan deal for your financial situation.

From 1 October 2012, the $7,000 First Home Owner Grant was replaced by the $15,000 First Home Owner Grant (new homes) Scheme.
First home owners who purchase or build a new home will be eligible for the $15,000 grant. The grant will reduce to $10,000 on 1 January 2014 for eligible transactions which have a commencement date (contract date) on or after 1 January 2014.
To be eligible you need to meet the following criteria:

- At least one applicant is a permanent resident or Australian citizen.
- Each applicant must be at least 18 years of age.
- Applicants have not owned a residential property, jointly, separately or with some other person or for a continuous period of at least six months in any State or Territory of Australia before 1 July 2000.

By obtaining a loan pre-approval, it allows you to shop for a property to the value of the home you can afford.
Depending on the lender it normally takes 24 to 72 hours to assess your application for pre-approval. Pre-approvals can be valid from three months to one year.

Refinancing/Restructuring
Whether your circumstances have changed, or you are simply looking for a better loan with more flexibility or looking to consolidate, you should consider refinancing or restructuring.
Changing loan providers or restructuring could save you lots of money in the long run, but you must consider the up-front fees, stamp duty, government charges and costs. Virtue and Partners have helped many clients change their debt structures to be more tax advantageous. Call us if you would like to know more.
Considerations to refinance / restructure;
- Better interest rates
- Improved features and flexibility
- Debt consolidation
- Renovations/ building a new home or development
- Change of circumstances/income
- Access equity
- Meeting repayments
-
Reverse Mortgage
A reverse mortgage, also known as Equity Release Loans, allows you to borrow money using the equity in your home as security. The loan may be taken as a lump sum, an income stream, a line of credit or a combination of these options. Interest is charged like any other loan, but you usually don't need to make repayments while you live in your home. The loan must be repaid in full if you sell your home or die or, in most cases, if you move into aged care. Learn more
