Case Study 1 - A home for the future

Jane and Philip were finding it difficult to think long term as they were worried about securing their larger family home in the bayside area. They do not have children as yet and both intend to continue working full time for the next three years. They lead busy professional lives and at this point in their lives are happy to remain living in their small two bedroom terrace for the time being.

They have accumulated some good equity in their current property and we suggested they consider purchasing a second property that would ultimately become their family home in say three years time.

They borrowed the maximum possible to cover the purchase price, including costs. This ensured that their tax deductible debt for the new home (as it was to become an investment property) was as high as possible and their non-deductible home loan debt was as low as possible.

This strategy secured their future home at today's prices and enabled them to keep moving forward on other investment strategies such as building their share portfolio. By planning their future beyond their needs today, they have been able to see a clear path forward.
